The short answer
Poor cleaning on a commercial washer is usually dosing, temperature or loading, in that order. Check the detergent system and the hot supply before anyone opens the machine, because both produce exactly this complaint and both are site-side.
What the laundry looks like
- Results progressively greyer across the site — Under-dosing or under-heating, accumulating over weeks.
- Detergent residue or streaks on the fabric — Poor rinsing, overdosing or overloading.
- Heavy soil left in place while light soil washes out — Insufficient time, temperature or mechanical action.
- Items still visibly dirty at the same points every time — Loads packed so tight that they never move.
- Laundry coming out hotter or colder than expected — Look at the heating page as well as this one.
- Not this fault: laundry that smells rather than looks dirty — That is the odour page.
Ranked for a commercial site
- Detergent dosing wrong: drifted pump, empty container or manual dosing by guesswork — First on any shared site, and often invisible until results are compared over time.
- Overloading — Second: a drum packed tight has no mechanical action and no cleaning follows.
- Wash temperature not reached — Third, and it links straight to the heating page.
- Wrong program selected for the soil level — Fourth, and very common where users choose the fastest option.
- Water hardness untreated — Fifth: hard water absorbs detergent that never reaches the fabric.
- Machine fault, such as a weak fill or poor drum rotation — Last, because the five above account for most complaints.
Check in this order
- Look at the dosing system and its containers first — It is the leading cause and the fastest to inspect.
- Weigh or judge a typical load against the machine capacity — Overloading is visible when someone actually looks.
- Confirm the wash is reaching temperature — Cold washing and grey laundry go together.
- Run one controlled test load on the correct program — One good test beats a month of impressions.
Site checks
- Inspect detergent containers, lines and any dosing pump for air or blockage — An empty drum of detergent is a common and embarrassing find.
Tools: torchAbout 20 min
- Run a test load at half the usual size on a full program — If results improve, the cause is loading, not the machine.
About 60 min
- Check the hot supply during the wash — Temperature is a cleaning factor and it is easy to verify.
About 15 min
- Review which programs users actually select — Short programs on heavy soil produce exactly this complaint.
About 20 min
- Ask whether the water is hard and whether it is treated — Hard water quietly consumes detergent.
About 15 min
- Stop before dismantling the dosing system or the machine — Chemical lines and mains wiring are both service territory.
Chemicals and hot water
Safety
Unplug the appliance or switch off its breaker before removing any panel. A capacitor can hold a charge after the power is off. Commercial detergents are concentrated: wear gloves and eye protection when handling containers, never mix chemicals, and rinse spills immediately. Do not open a machine mid-cycle to inspect a wash; the water is hot enough to scald.
When to call
Call when dosing, loading, temperature and program selection have all been checked and results are still poor, because the remaining candidates are fill quantity, drum rotation and the dosing hardware itself. Call the chemical supplier as well as the service engineer on a commercial site: dosing systems are frequently maintained by the supplier and the fault is as likely to be there as in the washer.

Generalized across the Professional washer range rather than tied to a model line; where a family-specific or model-specific page exists it is the more precise answer.
