Traffic, not age
On community equipment the door takes far more traffic than a household cabinet, and it is also the part most often left ajar. Seal complaints here are usually the door not being closed properly rather than a gasket that has failed, and the difference is easy to establish.
What you are seeing
- Condensation on the frame or inside the compartment.
- The door does not swing shut on its own.
- A visible gap at one corner of the door.
- The gasket is dirty or has residue in its channel.
- The cabinet runs warm in a busy room.
- Not this fault: Water pooling inside the compartment is a drain fault - read the water leak page.
- Not this fault: A warm cabinet with an even, springy seal belongs on the cooling page.
Most likely causes, in Direct Supply order
- Door not closed properly or held open by furniture or contents — Why ranked: First on high-traffic equipment. It is not a fault at all, and it explains most condensation and warm-cabinet reports here.
- Cabinet not level, so the door does not swing shut — Why ranked: Second: a unit tilted slightly forward on carpet will not self-close, and a door that does not self-close will be left ajar.
- Gasket dirty or holding residue in its channel — Why ranked: Third. Community cabinets are wiped often and cleaned around rather than in the channel, and residue holds the seal off the frame.
- Gasket hardened or torn from heavy use — Why ranked: Fourth. Real wear, but on this equipment it usually arrives after the three causes above.
- Hinge worn from very high door traffic — Why ranked: Last, and it presents as a door that has dropped rather than one that simply does not close.
What to check, in order
- Open the door to a small angle and let go. — Because: A door that does not swing shut will be left ajar, which is the leading cause here.
- Check the cabinet is level and tilts slightly back rather than forward. — Because: This is what makes a door self-close, and it is set with the feet.
- Run a finger round the gasket for residue, hardness and flats. — Because: Residue in the channel is a very common finding on cleaned-around equipment.
- Close the door on a paper strip at several points and pull each out. — Because: Even resistance everywhere means the seal is fine and the issue is behaviour or level.

Before you open anything
Safety
Unplug the appliance or switch off its breaker before removing any panel. A capacitor can hold a charge after the power is off. A refrigerator holds food safely at 40 F (4 C) or below; in a care setting, food from a cabinet that has been ajar should be handled under the community food-safety procedure. Move cabinets with two people and keep the walkway clear. Never wedge or tape a door to close a gap. Do not leave a door propped open to air a cabinet in an occupied room.
When this becomes a service call
A gap remains after the cabinet has been levelled and the gasket cleaned. The gasket is split or has come out of its channel. The door has dropped and no longer lines up with the cabinet. The cabinet cannot hold temperature with a proven good seal.
