Water at a dryer in a shared laundry is a hazard first and a diagnosis second. Because the machines stand side by side over a common floor, the priority is to make the floor safe and identify which machine the water actually came from, which is rarely the dryer itself.
What you are seeing
- A pool of water under or beside a dryer.
- Water running from behind a stacked unit.
- Damp on the wall behind the machines.
- Water inside the drum after wet weather.
- Water at the base of one machine only.
- Not this fault: A wet load at the end of a cycle is a drying fault - read that page.
- Not this fault: Standing water at a floor drain with no machine running is a drain problem.
Most likely causes, in Direct Supply order
- A washer beside or above the machine leaking — Why ranked: First in a bank of machines. Water travels along a shared floor and collects at the lowest point, which is often a dryer.
- Shared floor drain backing up — Why ranked: Second: it affects the whole room and it appears at whichever machine sits lowest.
- Duct condensate running back into the machine — Why ranked: Third. A duct through an unheated space condenses heavily in cold weather and the water returns down the run.
- Rain entering a damaged vent outlet — Why ranked: Fourth, and identified by water appearing only in wet weather.
- A supply fitting behind a stacked washer — Why ranked: Last, and it produces water behind the machines rather than in front of them.
What to check, in order
- Dry the floor, mark the area and note which machines run when it returns. — Because: Identification is the whole first step in a room full of machines.
- Check whether water is inside the drum or only outside. — Because: Inside points at the duct or a stacked washer; outside points at a neighbour or the drain.
- Note whether it happens only in wet or cold weather. — Because: Weather-linked water is the duct or the vent hood rather than any machine.
- Look behind the machines for damp on the wall. — Because: Damp behind rather than in front points at supply fittings for the washers.

Before you open anything
Safety
Unplug the appliance or switch off its breaker before removing any panel. A capacitor can hold a charge after the power is off. A wet floor in a laundry room used by residents is a fall hazard - mark it and report it before any investigation begins. Never work at or behind a machine standing in water. Do not use a machine that has water inside its drum. Report rather than move machines to look behind them.
When this becomes a service call
Water is inside a dryer drum or lint compartment. Water appears with no machine running. There is damp on the wall behind the machines. Water appears only in wet weather, pointing at the vent outlet.
